Turning 167.91 Acres Into a County-Approved Subdivision

Josiah Addition Section 2 is a 167.91 acre residential development in Midland County with frontage along East County Road 150 and Farm-to-Market Road 121. The property was subdivided into more than 200 residential lots, primarily ranging from one to two acres.

Magrym Consulting provided the surveying and platting services that took the tract from raw acreage to a recorded subdivision. Our scope included boundary and topographic surveying, coordination of Texas 811 utility-locate requests, preparation and submittal of the subdivision plat to Midland County, and preparation of a variance application related to the county’s paved-road requirement.

Private Roads, Pipeline Easements, and a County Paving Rule

The subdivision is served by private access and utility easements and existing lease roads rather than new county-paved streets. That layout works for large-lot rural development, but it runs into Midland County’s paved-road requirement, so the plat needed a variance application that could stand on its own at the county.

The tract also carries existing pipeline and utility easements that had to be located, honored, and shown correctly on more than 200 lots. Every lot line, easement, and road had to close on the plat before the county would consider it.
